4 marketing ways that can help leverage more seller leads:

1) Generate rapport with your buyer- Do not look at your clients as just a one-time deal. Commit yourself to their whole experience. Paperwork is long and tedious so if you have not heard from your client for a week or so make sure to check in on them and see how everything is coming along. Once you can hand over the keys to the new homeowners continue the relationship you have with them. You could send a thank you card for allowing you to be apart of this journey in their life and send a welcome home gift to their new house. Maybe even make a small phone call after they have been in the home for about a month to make sure they are all settled in. You can also give them some of your business cards to pass on to their family and friends that might be interested in the market. Small gestures will be appreciated by your clients and show them that you are passionate about your job and truly care. They also will be more than likely to refer you to other people.  

            2) Keep a check on the FSBO list - Some property owners decide to sell their house by themselves. This might seem like a good idea to people at first, but real estate is not an easy task if you do not have the background and knowledge. Most of the time these people will end up in trouble at the last moment. Keeping an eye out for these types of situations will help you be the one that comes in and saves the day for these clients. 
 
            3) Keep a check on expired listing - An expired listing means that it was an unsuccessful property deal. The problems with expired listings can be similar to the ones that happen with FSBO. The nice thing about expired listings though is that your MLS should keep track of these listings. If the property is not selling the owner might be ready to try out new ventures to get it sold. This is where you could offer your assistances and show the seller your ideas on how to get them a nice deal on their house for sale.  

            4) Search for leads in Facebook - Facebook can sometimes be challenging, but it also can be a great way to find seller leads. Facebook has improved drastically on functionality and works great for real estate. Check for yourself by using the search box at the top of your Facebook and put in a city and an associated keyword. The results will include your own and extended network where you can find seller leads.
